Qualifying Residents
We screen each resident by verifying current employers as well
as rental
history by contacting current and past landlords and managers.
Additionally, we utilize the services of the NTN (National Tenant
Network) who provide us with criminal background checks and credit
records from the three major credit reporting agencies (TransUnion,
Experian, and Equifax) to evaluate the prospective resident's
criminal
and credit histories.
We require written applications on TAA (Texas Apartment Association)
forms. The resident's application is carefully screened by many
verifications that eliminate problem residents. A grading system
of 1 to 5 points assesses the following areas:
1. References
2. Credit Check
3. Job Stability
4. Debt to Income Ratio
5. Completed Application
Background Checks
TIP's staff is trained to obtain the rental references, credit
history, and financial information necessary for you to make a
prudent decision on accepting an application.
