Maintenance

All maintenance requests must be in writing per the lease agreement and are directed to the manager. The resident is quizzed briefly regarding the nature of the request if there is any question about the repair. Then the proper service person is called to the property depending on the degree of difficulty and the skill required repairing the problem. We often receive volume discounts from our plumbers, electricians and a/c-heating specialists that result in savings for the owner. Any tenant damage is charged back to the resident if the resident or any of their guests damage the property.

Paying Invoices:

Upon receipt of that service company's bill, the bill is audited for
several items: correct service address, correct billing amount, and
invoice number. Invoices are paid weekly and billed to the owner on the
monthly statement. Each receipt is retained in our files to be later
mailed to the owner.


Drive-Bys and Safety Surveys:

Periodic drive-bys as well as safety surveys are made as needed to keep
abreast of interior and exterior property condition. Special inspections
can be scheduled to meet an owners needs.
