Rent Collection

Timely rent collection is the hallmark of Texas Income Property Management Company. Rent is due on the first, is late on the third and eviction proceedings begin as early as the fifth of the month, depending on the resident's rental history.

Maintenance

All maintenance requests must be in writing and are directed to the property manager. The proper service person is called to the property depending on the degree of difficulty and the skill required. Your monthly statement will reflect the billing for the maintenance with the invoice at the end of the month. We currently receive volume discounts from our plumbers, electricians and a/c-heating specialists that result in savings for the owner.

Leasing

Our leasing services cover handling inquires from sign calls, ad calls, and referrals from other residents and agents. We also provide special leasing services for clients which are available by request. We screen each resident by verifying income with current employers as well as rental history by contacting current and past landlords and managers.

Owner Statments

At the end of the month the owner's statement is prepared. These statements show all expenses with an invoice attached for each disbursement and an ending balance. The monthly statements provide a year to date summary for each category of income and expense which is useful in preparing your tax returns. The management fee and any leasing fees are automatically deducted.
