Rent is collected on the first, is considered late on the third
and eviction proceedings begin as early as the fifth of the month,
depending on the resident's rental history. If for any reason
rent was not paid on time, we send the resident a three (3) day
notice to vacate. If we still receive no response after the three
day time period, we follow up with a property check. If the resident
is still occupying the unit, an eviction petition with the appropriate
justice of the peace is promptly filed.
Other office policies include money orders required after a resident
gives us an NSF check. In addition, we have a NO CASH policy for
rent payments which reduces risk and creates a "paper trail"
for all rent. We have as a convenience to our residents a 24 hour
lockbox nightdrop for paying rent after hours.
